Basement Conversion


Many homeowners feel they need to make more room in their properties. Traditionally, such homeowners have responded by extending their properties outwards and upwards. However, recently, many such homeowners have instead, thanks to waterproofing methods and technologies having become more advanced and economically viable, opted for basement conversions. Here, we explain how you can achieve an effective basement conversion.

 

What are the common benefits of Basement Conversions?

There are many typical benefits of using a basement conversion to turn your basement into a comfortable and habitable living area. There are, for example, many different exciting possibilities with an effective basement conversion. Relatively modestly, you could use a basement conversion to create more space in your home’s main living areas and extra bedrooms and living rooms; alternatively, more ambitiously, you could use a basement conversion to create swimming pools, cinema rooms and gymnasiums.

We can, for example, help you to adhere to the number of relevant building regulations, as is necessary during basement conversion. If the structure’s form will not change during the conversion, you will not need planning permission for the change; however, you will need planning permission if you will be installing light wells or window egress due to creating more bedrooms.

 

How can effective Basement Conversions be achieved?

More conventional basement waterproofing methods like cement-based renders commonly called ‘basement tanking’ are becoming more unreliable as water table levels rise and so properties suffer from greater hydrostatic pressure.

 

A more modern and increasingly popular basement waterproofing method involves applying to walls a Polyethylene sheet material known as Cavity Drain Membrane. With a suitable substrate, the membrane can be directly applied, following little preparation; furthermore, it is vapour proof and impervious to water. This helps to lend it good insulation value.

 

Before the membrane is installed, a drainage provision should be installed. This provision should ensure speedy and effective evacuation of water ingress which is left behind the membrane. Later, internal finishes of insulation and plasterboard or plaster and render products should be applied in front of the membrane. This should put the finishing touches to a dry and effectively insulated living area; the system, provided that it has been appropriately installed by an approved contractor and is subject to ongoing routine maintenance of drainage channels and pumps, should be able to last as long as the property it has been installed in!

Basement Waterproofing and Tanking


Good waterproofing is a crucial element of a good basement. Basement waterproofing is more commonly known as basement tanking and, when carried out effectively, involves applying a 100% waterproof membrane over a masonry surface. This helps to prevent water from entering the basement and so potentially severely damaging it. How can good basement tanking be achieved?

Good basement waterproofing should be carried out according to the BS8102:2009 code of practice. Adhering to this code, which has been drawn up to help to protect structures against water from the ground, during such waterproofing is very important for ensuring the high quality of the waterproofing and will necessitate a surveyor designing a very particular waterproofing system that is especially suitable for the basement that it will be installed for. Once a surveyor has done this for a basement, water entry into the basement should never happen.


Basement tanking that does not adhere to the above mentioned code of practice cannot be guaranteed to help to protect basements against water entry. If a basement that has been subject to poor quality basement waterproofing, thus water entry results in flooding, then this dilemma has more than likely occurred due to a basement conversion that has disregarded the drainage system. The drainage system may have been disregarded due to cost-cutting of the project; however, high quality basement tanking includes incorporation of membranes into the basement structure in question. Typically, during good basement waterproofing, membranes are incorporated into a basement structure outside, inside or even sandwiched intelligently between masonry components. Waterproofing is conveyed by waterproof reinforced concrete structures; these structures are defined by specific British Standards that relate specifically to the concrete.
